If you’ve been thinking about buying a home in Knoxville but have been sitting on the sidelines waiting for the “right time”... you may want to start looking.
According to Realtor.com, the week of September 27 through October 3, 2026 is expected to be the best week of the year to buy a home nationally.
And when I look at what’s happening right here in the Knoxville real estate market, I can see why fall could be a really interesting time for buyers.
Why Fall Can Be a Great Time to Buy a Home
Spring gets all the attention in real estate. More homes hit the market. The weather is pretty. Everyone suddenly decides it’s time to move.
But there’s another side to that. There are also more buyers.
By the time we get into fall, things start changing. Some buyers have stopped looking. Families who wanted to move before school started have already made their move. And sellers who have been sitting on the market for a while may be getting a little more motivated. That can create opportunity. Opportunity can create more seller paid concessions, flexible terms, et.
Knoxville Buyers Have More Homes to Choose From
Here’s what I’m seeing in Knoxville. Buyers have choices again.
According to Realtor.com’s August 2026 data, the number of homes for sale in Knoxville was up more than 9% compared with a year earlier.
The median listing price was around $436,000, and homes were spending about 54 days on the market.
That is a very different experience from the days when a house hit the market and buyers practically had to make an offer from the driveway.
Remember those days? I do! Realtors called those days, the Wild West in Knoxville.
More inventory means you may actually have time to look at a house, think about it and compare it with another house.
Sellers Are Making Price Adjustments
This is another number I’m watching closely. Recent Realtor.com data showed roughly 26% of Knoxville listings had experienced a price reduction.
That doesn’t mean every seller is desperate to make a deal. Far from it however the buyers that I have represented this year have all gotten great deals!
A home that has been on the market for several weeks, already had a price adjustment or has a seller who needs to move may give you an opportunity to negotiate that you wouldn't have had a couple of years ago.
And negotiating isn't always just about price. It could be closing costs, repairs, home warranty, closing date or even free tacos! Yes, I did have a buyer offer my seller free tacos at closing LOL. Talk about creative
What About Knoxville Home Prices?
Knoxville hasn't suddenly become cheap. I wish I could tell you it had but prices have become more stable.
We're not seeing the crazy price increases buyers became accustomed to during the hottest years of the market.
More inventory plus steadier prices can give today's buyer something we haven't had a lot of lately.
Breathing room.
Don't Wait for the "Perfect" Knoxville Housing Market
Here's the thing...
There probably isn't going to be a magical day when home prices drop, mortgage rates are exactly where you want them, there are hundreds of perfect houses available and nobody else wants to buy one.
The better question is:
Does buying make sense for you right now?
Can you comfortably afford the payment? Are you planning to stay in the home long enough for buying to make sense? Can we find a home you actually like?
And can we negotiate terms that make the numbers work?
Those questions matter a whole lot more than trying to perfectly time the housing market.
Where Are the Opportunities Around Knoxville?
And remember, there isn't really one single "Knoxville market."
What's happening in Farragut may look completely different from what's happening in Powell.
The market in Hardin Valley isn't necessarily the same as Maryville, Oak Ridge, Lenoir City, Clinton or Loudon.
Even two Knoxville ZIP codes can have very different inventory, prices and buyer demand.
That's why I always tell buyers to get more specific than the headlines. Tell me the area. Tell me the price range. Tell me what you're looking for. Then let's look at what's actually happening with those homes.
Thinking About Buying a Home in Knoxville This Fall?
This could be a very interesting window.
There are more homes to choose from, homes are taking longer to sell than they did during the crazy years, and we're seeing price reductions throughout the Knoxville market.
That doesn't automatically make every house a good deal.
But it does give buyers something they haven't always had.
Options.
