The August numbers are in, and the Knoxville area housing market is giving us a pretty clear message:
Buyers are still buying, but they have more options.
That means sellers can absolutely still have a successful sale, but pricing, condition, presentation, and marketing matter more than they have in the past few years.
Let’s look at the numbers.
🏡 August 2026 Knoxville Housing Market
For single-family homes across the Knoxville Area MLS:
- Median Sales Price: $371,375, down 1% from August 2025
- Homes Sold: 1,756, down 7%
- New Listings: 2,754, up 8%
- Pending Listings: 1,916, up 9%
- Median Days on Market: 27 days, compared with 28 days in August 2025
There are a couple of numbers here that really stand out to me.
New listings increased 8%, which means more homes are coming onto the market and buyers have more choices.
But pending sales also increased 9%.
That’s important. Buyers haven’t disappeared. They’re still out there and making offers.
More Choices Mean Buyers Can Be Pickier
This is probably the biggest change sellers need to understand. When buyers only have a handful of homes to choose from, they may overlook dated paint, clutter, poor photos, deferred maintenance, or a price that feels a little high.
Give those same buyers several comparable homes to choose from and things change. They start comparing. Which house looks better online? Which one feels more move-in ready? Which one is priced correctly? Which one has been maintained? Which one feels like the best value?

Sellers, Your Home Needs to Be Top Notch
If you're thinking about selling your home, this isn't the market to throw a sign in the yard and hope for the best.
You want your home to make a great first impression from day one.
That means paying attention to pricing, curb appeal, cleanliness, decluttering, condition, professional photography, and marketing.
And pricing is a big one. I will never tell a seller a higher price just to get the listing. I'd rather have an honest conversation upfront about what the market is telling us than spend the next two months chasing the market with price reductions. The goal isn't simply to get your home listed. The goal is to get it sold.
📍 Remember, Real Estate Is Local
This is one of the most important things to remember when you see market statistics online.
These August numbers represent the entire Knoxville Area MLS, not one neighborhood or one town.
The market in Farragut can look very different from Oak Ridge.
Maryville can be different from Lenoir City.
And within Knoxville, one ZIP code, neighborhood, subdivision, or price range can perform very differently from another.
That's why I don't recommend making a decision about selling your home based solely on a Knoxville-wide statistic or a national headline.
You need to know what's happening with homes like yours, in your area, at your price point.
