The July housing numbers are in, and the Knoxville area real estate market continues to show steady activity as we move through the second half of 2026.
Home prices are up compared to last year, more homes are selling, and new listings continue to come onto the market. Buyers have more choices than they did during the extremely competitive markets of a few years ago, but they're still buying. I continue to see buyers moving from Florida, Texas, New York to name a few
So, what does that mean if you're thinking about buying or selling a home in Knoxville or East Tennessee? Let's take a look.
📊 July 2026 Knoxville Area Housing Market
Here are the latest statistics for single-family homes across the Knoxville Area MLS:
- Median Sales Price: $385,000 — up 2.69% from July 2025
- Homes Sold: 2,032 — up 10%
- New Listings: 2,944 — up 6%
- Pending Listings: 1,960 — up 3.5%
- Median Days on Market: 28 days — up slightly from 25 days in July 2025
Buyers Are Still Buying
One of the numbers that stands out to me this month is the 10% increase in closed sales compared to July of last year.
Despite everything you may hear about the housing market nationally, buyers are still purchasing homes in East Tennessee.
At the same time, new listings increased 6%, which means buyers have more choices. That's a good thing for buyers, but it also means sellers have more competition.
Today's buyers can afford to be more selective. They're comparing homes, looking closely at condition and price, and waiting for the property that feels right.
What Does This Mean for Knoxville Home Sellers?
Homes are absolutely still selling, but sellers need to be strategic.
The days of putting almost any home on the market at almost any price and expecting multiple offers are behind us.
Today's successful sellers need to focus on three things:
Price. Presentation. Marketing.
Your home needs to be priced correctly from the beginning, have great curb appeal, and be clean, decluttered, and ready to show.
Professional photography and strong marketing are also critical because buyers usually see your home online before they ever decide to schedule a showing.
With more homes available, you want buyers choosing your home instead of the one down the street.
Real Estate Is VERY Local
There's one important thing to remember when looking at these numbers.
These statistics represent the entire Knoxville Area MLS, covering a large portion of East Tennessee.
That means the $385,000 median sales price and 28 median days on market don't necessarily represent what's happening in your neighborhood.
The market can look completely different depending on your:
- City or town
- ZIP code
- Neighborhood or subdivision
- Price range
- Property type
For example, market conditions in Farragut may look different from Maryville, Oak Ridge, Lenoir City, Hardin Valley, Tellico Village, Clinton, or another East Tennessee community.
Even two neighborhoods only a few miles apart can experience different inventory levels, buyer demand, and days on market.
That's why I always recommend looking at your local numbers rather than relying solely on national headlines—or even Knoxville-wide statistics.
