Knoxville Real Estate Market Update: September 2026 | Buyers Are Still Buying!

The September housing numbers are in, and the Knoxville area real estate market continues to show activity as we head into fall!

Here's what caught my attention this month. Home sales are up, pending sales are up, and more homes are coming onto the market.

So, what does all of this mean if you're thinking about buying or selling a home in Knoxville or East Tennessee?

Buyers are still buying, but they have more choices.

And for sellers, that means a little more competition.

🏡 September 2026 Knoxville Housing Market Statistics

Here are the latest numbers for single-family homes across the Knoxville Area MLS:

  • Median Sales Price: $375,000, down 1% from September 2025
  • Homes Sold: 1,863, up 7%
  • New Listings: 2,658, up 11%
  • Pending Listings: 1,690, up 4%
  • Median Days on Market: 32 days, compared to 31 days in September 2025

One of the numbers that really stands out to me is the 7% increase in closed sales compared to last September.

Despite what you may hear in national real estate headlines, homes are still selling in East Tennessee!

But there's another number sellers need to pay attention to.

New listings increased 11%.

That means more competition for sellers and more options for buyers.

Buyers Have More Choices, and They're Being Pickier

I've said this before, and I'll say it again.

Today's buyers have more choices than they did a few years ago.

They're looking at multiple properties, comparing prices, paying attention to condition, and deciding which home offers the best value.

And when buyers have several homes to choose from, they don't necessarily have to settle.

That outdated kitchen, overgrown landscaping, cluttered living room, or asking price that doesn't match the competition can make a difference.

The homes that are priced correctly and show well have a better chance of getting buyers through the door.

Sellers, Everything Needs to Be Top Notch!

If you're thinking about selling your Knoxville area home, here's my advice.

Don't just put your home on the market and hope for the best.

You need to make a great first impression from day one.

That means:

  • Pricing: Your home needs to be priced based on today's market, not what your neighbor sold for two years ago.
  • Curb Appeal: Buyers start forming opinions before they even walk through the front door.
  • Cleanliness and Decluttering: Make it easy for buyers to picture themselves living in your home.
  • Condition: Address those little repairs you've been putting off.
  • Professional Marketing: Great photography, video, online exposure, and a solid marketing strategy matter.

I have been selling real estate in the Knoxville area since 2006, and one thing I will never do is tell a seller an inflated price just to get the listing.

I'd rather have an honest conversation about pricing upfront than watch a home sit on the market and go through multiple price reductions.

The goal isn't just to list your home. The goal is to SELL it!

📍 Remember, Knoxville Real Estate Is LOCAL!

This is probably one of the most important things I can share when discussing monthly market statistics.

These numbers represent the entire Knoxville Area MLS, which covers multiple counties, cities, neighborhoods, and price ranges throughout East Tennessee.

The real estate market in Farragut may look completely different from Oak Ridge.

What's happening in Maryville may not be the same as Lenoir City.

And the market in Hardin Valley, Tellico Village, Clinton, Powell, or West Knoxville can vary significantly depending on the neighborhood and price point.

Even two subdivisions located just a few miles apart can have different average selling prices, inventory levels, and days on market.

That's why I always encourage homeowners to look beyond the overall Knoxville housing market statistics.

What matters most is what's happening with homes like yours, in your neighborhood, at your price point.

Should You Sell Your Knoxville Home Before the Holidays or Wait Until Spring?

This is a question I get asked quite a bit this time of year.

And my answer?

It depends on your home, your situation, and your local market.

There are still buyers looking for homes during the fall and winter months.

Some are relocating to East Tennessee for new jobs. Others are moving closer to family, retiring, or hoping to be settled into a new home before the beginning of 2027.

And let's not forget that some homeowners simply need to sell because of life changes, including downsizing, divorce, or handling an inherited property or estate.

Waiting until spring isn't automatically the best decision.

Sometimes listing during the fall or holiday season means competing with fewer homes on the market.

But that doesn't mean every home should be listed immediately.

The right answer comes from looking at your specific property, your competition, and your goals.
